Planned Development Overlay Districts

What are Planned Development Overlay Districts?  
Planned Development Overlay Districts are designated geographical areas within the City which contain specific land use and development characteristics which warrant the need to encourage a creative and innovative approach to land use and design.  The Planned Development Overlay Zoning Districts establish guidelines to permit creative mixtures of uses, flexibility in design standards and often times aim at mixing residential and business activities in hopes of creating pedestrian oriented developments.

The City of Temecula currently has 9 Planned Development Overlay Districts within its city limits.  
  • Pala Road Planned Development Overlay District (PDO-1)  
  • Margarita Road Planned Development Overlay District (PDO-2)  
  • Nicholas/Winchester Planned Development Overlay District (PDO-3)  
  • Temecula Creek Village Planned Development Overlay (PDO-4)  
  • Temecula Village Planned Development Overlay (PDO-5)  
  • Rancho Pueblo Planned Development Overlay District (PDO-6)  
  • Linfield Christian School Planned Development Overlay District (PDO-7)  
  • De Portola Planned Development Overlay District (PDO-8)  
  • Temecula Education Center Planned Development Overlay (PDO-10)
